@Clarence Adams hey how did the tax deed on the units turn out? It’s been 3 years 😊

Did you keep the tenants and do quiet title or were you able to sell?

Thanks @Denise Evans ... I’ll check the case and follow up with questions if they come up... particularly based on aged liens and the # of yrs investors can/should pay on the lien.

@Denise Evans would paying sewage liens count towards preservation? Asking as I heard a comment re: an argument of how paying sewer/water liens is technically preserving the property in AL and the investor was successful in getting re-paid during redemption 😊

@Pamela Brady thanks for the reply.. I know it’s a 21 day response time for each applicant and I’m 1st in line for about 8 properties and between 8-128 in line for the other properties... I’ve counted those out where I’m so far behind but will look at countering on the ones where I’m 1st in line since the props have major war wounds.

@Pamela Brady how did your counter-offer turn out?  I know this post is 2yrs old but found it and was wondering if your counter Offer was accepted and what did you base your counter offer on (formula perhaps?)

I do know some people who bought at King county tax sales and were able to money off of these properties.  However, I also know a guy who purchased from a sale house for 12,000 but it also had 40,000 medial lien which he had to pay off prior to selling house.

@Darron Stewart if your offer is still on - I’m looking for guidance in tax sales in Mobile.  Pending my first ‘few’ price quotes where I’m 1st in line on vacant land (lots) and land w/ structures. 1st plan is to resell some lots based on the location and use 1 lot to hold for personal use. 
As far as the properties I would like to preserve/ rehab and rent so I just want to evaluate if it’s even worth it and do you know of any grants for rehabbing certain areas in the city. I can PM you more on this if your offer is still good... 
But no direct questions yet as I read through all the internet...would like a listening ear to be available when I get the quotes: mix of  certificates and deeds.  

@Anastasia Jordan hi is there a strategy or self-made formula you use to counter the quote i.e, based on work needed or possibly how long it’s been delinquent & abandoned etc?
I thought a counter might have a negative impact for the county to accept my offer and they end up moving to the next person in line so I’m glad to know you counter all your offers.
