If you are investing in Prichard, AL or thought about investing in Prichard... what is your strategy for ROI?
a. Do you own properties and collect decent rent? 
b. Any creative rental strategies if so: residential rents, commercial rents such as rehabilitation hones, etc. 
c. Flip ??? 
d. Rehab/remodel?

Also do you have issues with city officials during rehabbing, etc?

Maybe your deal is quicker than listing with a broker and getting it sold before the bank takes it. Go for it...

That zip code is strong for long term rentals... not sure what you are looking for as an OOS investor but contractors are tough to come by in MOBILE! Most zip codes are low priced and low rents.

@Mary Taylor let me know what code enforcement says if you get a chance to call them. 
i called about a dumpster placed on a tax deed lot and they told me I could get a lien on the property if a citation was initiated.

A few suggestions to help:

1. Since Code enforcement could place a lien on the property if not cleared by the date and they have to do it... send someone to clean it up as John stated and keep the receipts to charge back to the owner if they redeem. 

2. Send your possession notices by regular mail since the letters were returned. This may trigger the intended recipient to open the mail as people avoid delivery confirmation mail. 

3. In 6 months after that ‘initial’ dated possession demand letter was sent- try filing for ejectment to gain possession and collect rents from the current tenants or squatters. Or  get the squatters out and get someone in there that will pay rent.
