- it's a lot cheaper to hire a resident manager than a fee based management company. I managed a 200 unit community for an investor. He did not want to pay the cost of a large management co. However the large management co. would also have placed staff onsite due to the size of the property. Basically it comes down to dollars. Just make sure your on site manager knows the law and is experienced with evictions, etc. or that you have a good attorney who will advise you when you have problems.

Talk to you your banker. I knew some people who were trying to buy one on Yakima Ave and the 2 units in back were not permitted.

Ok, well I lived in Sacramento for several years and it's a large area. Is it in Carmichael, Natomas, S. Sac, Arden ? You don't want to buy a multifamily surrounded by multifamilies no matter where this property is located. That is never a good idea. I have been renting out properties (started in Stockton, CA) since the 80's. Multifamilies in a multifamily neighborhood are just always going to be C or lower in N. Ca. Just my 2 cents. I'm not a bean counter, numbers cruncher or data gal I just know what rents and doesn't rent. So please look for a 4 plex in a residential area and when you do buy it remember to send me a thank you card !

i would check out the town and area? Northern Ca covers a larger area. Also why would you buy a multifamily surrounded by other multifamilies ? Buy a multifamily surrounded by homes, they will be much easier to rent out !

I would say that how you feel or view money is completely normal given your upbringing but you are truly blessed to be able to save 2K/month & most people do not have that option.

I have tried to remember that life is about giving and not about keeping or taking. So my purpose is to help others as well as to help myself along the way.

For me, it's hard to stay in the business of property management if I was not in it to serve others (this can be a very thankless job). If you are an investor, you are providing a service to others (housing) and you should recognize that you are a giver and a provider for those who cannot or will not do that.

Why were you put on this planet? Was it to save and accumulate wealth and things or was it to make a difference and to be able to give back? Things go into perspective when you realize that we are here for a short time and we are here for a reason.

Were you named in the complaint? If so, you should respond. If not, you should still respond and indicate that you had a property manager in place. Best advice is to contact an attorney who specializes in these matters.

I was in multi family Property management (apartments) so I put together corp rentals in downtown Sacramento and Carmichael. If you want to buy some duplexes near a hospital in Sac, that would be your best location but my corp. units always stayed full. I furnished them with housewares so it was more comfortable than a hotel and a whole lot less expensive for the renter.

@Chris SmithDepends on your market... Call around and find out what apartment communities in your area and hotels are charging, then price at a favorable rate. I think I rented ours for $600-800/mo over a vacant unit but I was in the Sacramento market at that time. If you have a lot of traveling nurses in your area, you will have a demand for furnished units.
