A 6-plex deal whose use code is 4-plex

Hi everyone, we have a 6-plex property in Tacoma, WA and during our due diligence period we found the use code is really a 4-plex. What are the repercussions of that in terms of finance? Should we negotiate for a lower price or back out of the deal? Any advice would be appreciated.
