I use Cindy at Ozanich Insurance for my Landlord Policy in Tacoma. Make sure she knows that the home is being rented out. Tenant will also need to have their own renter's insurance to cover their possessions in case of fire, flood, etc.

We definitely need more appraisers on the Peninsula. We get appraisers from Seattle often coming all the way to Sequim and Port Angeles.

I used to be a property manager for many years and we always paid our owner's bills (via check) and provided all of the accounting for our owners. So it is probably time to thank him and move on to a larger company that can handle the management for you . If you manage it yourself from out of the area, that might be tough because Washington State Landlord Tenant laws are pretty specific. Hopefully you can get a reference for an excellent property management company in the area that you can switch over to. Good luck !

I have lived in Port Angeles and Sequim and love them both. Small town feel. Port Angeles is close to Hurricane Ridge and Salt Creek for camping. Sequim has the John Wayne Marina, Olympic Game Farm and both are connected to the Discovery Trail.

I'm in Sequim, Washington and we have low rainfall (rainshadow), beautiful mountains, the Strait of Juan de Fuca, and the list goes on but right now our average home price is $450K. You could find something small and quaint (a fixer) for less but the demand for homes is high here and the supply is low right now ! The peninsula is a great place to live. Affordable and low stress. the manager can give the tenants a lease violation notice but the courts in CA don't like to evict for anything other than non payment of rent so the manager may actually be afraid to act on this or doesn't want to get involved. keep calling the police, and filing reports and submit those to the manager so that she or he has the documentation needed if they do decide to evict them. They can just do a non renewal of lease at the expiration of their lease if they don't want to evict for lease violation notices. It's probable that the tenants pay their rent on time. Now a days, managers are afraid of getting fair housing violations and attorneys will tell you that you have to have a lot of documentation in the file if you are evicting for any reason other than non payment of rent.

Agree that your tenant should not be allowed to do this repair. Ask a local Real Estate attorney if you need that advice validated by a professional.

Just hire a contractor, have it repaired properly and save all documentation so if you ever sell the property you have that information on hand to disclose to the buyer.

depends on the property. In certain areas here in Washington, you must accept it. Not familiar with Everett though.

Some properties are a great fit for Section 8.

@Zeresenai Mengistu- 

If your tenant isn't paying their portion, 3 day them and cc Section 8. They are not complying with the program if they don't pay their portion of rent.
