My partner and I have an off-market property under contract. Looking for a developer/ end-buyer for a 306 acre ranch in Gustine, TX (West of Waco, north of Austin). Lots of road frontage makes it perfect for a subdivide. Hunting, camping, development, etc -- lots of opportunities. I'd like to find land I can subdivide and resell fairly quickly. Looking for the steps to identify and underwrite for this and also things to keep in mind with the county, certain soil, etc. Basically starting out and looking to learn, ideally just learning by doing a deal with someone who's done many and I can bring capital and my network. Thank you!

Any resources you'd highly recommend for getting started flipping land? Or would someone like to partner on some smaller 4-5 figure deals showing me the steps and do's & don't? Appreciate it.

 Melanie, what are the risks with using a factor as a lender on a fix & flip? They asked about fico and income. Do you have experience with this?

We mitigate risk by underwriting conservatively and offering more than a JV agreement. The lender is protected and secured by the property and we're happy to put up collateral against a different property. We'd rather borrow less and pay up in full at the end of the deal. Happy investing!

I've teamed up with a seasoned fix & flip team in Austin, TX and we're continuously looking for PMLs to scale. If you or someone you know would like to be a passive investor, please reach out. The team has done 30+ flips in the Austin and San Antonio area. We're currently raising 100k for a 12% FLAT return in roughly 6 months (that's a 24% annualized return if all is on schedule as with previous flips). I'm happy to provide a deck with past flip examples, send you all property details and comps, and of course, answer any questions you have. We have an HML in 1st lien position and are looking for gap funding from a PML in 2nd position. Everything goes through attorney-reviewed paperwork at the title company, accompanied by a Promissory Note. Close of escrow is April 4th. I'm happy to jump on a call and go over the details.

I've considered uDirect and Equity and ended up going with Horizon because of lower fees. I'm in the process of setting it up but was a bit frustrated to find out that investing in crypto wasn't included and I would need to set up a separate Bitcoin IRA. For REI, Horizon seems like a good option though and I was told I can lend/ invest without having a checkbook LLC.

Could someone recommend Prime alternatives or a CPA and Tax PLANNER in Texas (I'm in Austin)?

Hey @Scott Trench. I appreciate the transparency and the confidence rating. Maybe something to consider adding in the future is another data point that would weigh in the condition of the property. While "upscale vs old-fashioned" would be a subjective option, it would be great to aggregate data around a timeframe when "big items" were updated, i.e. cabinets and flooring were updated in <1 year, or roof is <3 years old, etc. Not sure if this data is collected in a structured manner or if it just part of a home description.

That's a great point @Mohammed Rahman Some neighborhoods have the same size home & lot right next to one another in completely different conditions.
