Most Accurate Rent Estimator

Between BiggerPockets estimator and Propstream, which rent estimator do you find most accurate? Or are they pulling from the same data source? (I saw a 2 year old post on this but wondering what' the most accurate today)

Hey @Sylvia Krivickova - if you're investing in one off properties I recommend pulling from multiple sources as most data aggregators don't take into account much the actual condition/presentation of the comparables when accounting for rental averages. 

A simple zillow search of rental comps near your target property will show what other similar sized units are going for as well as how much more/less is being charged for newer units or units that have more/less amenities (washer dryer, storage, etc.)
