I also agree with John. Give them a call to see where their heads are at. They may have already made plans, despite the stay at home order. Just be prepared to offer them a M2M after you come up with the specifics of the terms.

I am looking to purchase my first out of state buy and hold in Ohio. My home base is in Maryland, so this would be a long distance buy. What are the areas I should avoid as a first time buy and hold, please? My budget is capped at about 100k, all in. Thanks in advance

Hi! Investor here! My home base is Maryland, but I invest, and live part time, in Northern Arizona and Vegas. I am moving into Florida within the next year. It's wonderful to see so many women on this thread!

@Matt M. That's a good point about parents not wanting to be on separate floors. It would be great for a family with older kids, or a "sandwich" family so each "family unit" has their own privacy.

I plan to acquire 10 doors and do 10 flips in 2020. I'm excited about this year. It's time for me to get back into the game the way I want to.

@Caitlin Brown Tuinstra congratulations on snagging such a beautiful house! Are there any colleges near you? Maybe you could rent on the rooms as separate units, with the rest remaining a common space until you decide what you want to do with it for the long term. I watched a UK documentary on something like that a few years ago. I forget what the name of the documentary is, though. It actually made me think more about it when I decided to start considering buy and holds.

@Ken Latchers the above is actually how I ended up with my camper. I needed a camper on my property while I was building my (tiny) house. I asked around for someone who would be able to rent one to me. The guy told me he had it on Craigslist and I could see the pictures on there. I noticed he had it listed for about $2900. After realizing it was going to take me a little longer to finish my house (moving at the speed of cash lol!), I asked him if I could apply the payments to purchasing it. He agreed since he didn't want the camper anyway (he's a boat guy). Once I finish my house, I plan on renting it out so I have someone on the premises as a homestead hand. Since then, and with what is going on in California, it has really made me rethink the RV, Camper, tiny house pad strategy.
