For all of you out there that think direct mail is dead - well, all of US are really happy.  Less competition from a proven lead source off off  market deals. FYI - @Michael Quarles company does a great job.

I disagree @Garret Williams. For off market deals like probates, that is the only way to reach them.  Calling someone that has just lost their mom, dad or other person that is close to them it just not appropriate.  They respond to your targeted, ongoing letters when they are ready to move on with the estate.  

Do I use lead generation websites? Sure. But I don't get my leads from off market deals from any website.  That hasn't changed on almost 20 years.

As soon they open the probate. That's a sign that they are ready to move forward.

Guardianship usually refers to someone who is a minor or someone who is incapacitated. This person (the guardian) is appointed to watch over their interests. In the case of professional guardianship, this refers to someone who is not a member of the incapacitated persons family that carries out the duties of a court-appointed guardian.  This person charges fees for doing this.  

So to answer your question, I guess you are assuming the person has died and the guardian would then be in charge of selling the property. I'm not sure how this works in individual states. If you belong to your local REIA, I would recommend you grab an (attorney) member and ask how that works in your state, or ask any local attorney.

@Burt L. - Once the owner accepts your offer the property manager is out of it totally. With no agreement with the owner, they really don't have any say.  I agree with @Nick C..  Just go around the manager.

The fact that the property manager is a Realtor is another whole ball off wax where ethics are concerned.

If it's a surviving spouse no.  However, if you know who the PR is and the home has been transferred into their name, it just might be a case where the probate attorney had them do that.  I mail to them in that case.
