Jason - that price per lead sounds good, but I wouldn't want to have to buy a set amount of leads.

@Isidro Hernandez - I have never used anything more than 1 page for a letter.  There are  different schools of thought on direct mail and my opinion on what you should use is "it all depends". What works this month may not work in 6 months. Also what works in one market may not work in another market. 

Personally where letters are concerned, I like to put a little more information in my letters.  I would rather have fewer but better quality calls.

I can tell you this for sure; when your marketing pieces are no longer working my advice is to change it up.  Use something different.  I have done a couple of podcasts with @Michael Quarles and he will tell you the same thing.  It's good to vary you mail pieces from time to time.  You will notice that he offers a lot of different types of mail pieces.  

It's also a matter of testing.  You should always be tracking your results.  You should know your return (calls) on your marketing.

@Jason Hatfield-  Where are you buying that list?  Is that probates? 

You can get AO's a listsource for about 16 cents a lead or less so I'm assuming they are probates.  That doesn't sound right to me.

@Jason Hatfield- No matter what group of motivated sellers you are mailing to, approximately 85% of your deals will come at or beyond the 5th mailing. This is true with probates. In fact a whole lot of those folks don't take action until around the 1 year point. You have to start mailing as soon as the notice goes out though. I have bought houses after just 1 mailing. You just never know when someone will get motivated to sell these properties. Each group of these sellers (you have a new group each month) is different. You are looking for those sellers with properties that won't be sold on the MLS ie distressed properties.

Hey guys - I have worked probates for about 8 years.  I love this niche.

You don't know how long the person has been deceased when the executor/ administrator actually opens the probate.  It may be as long as 9 months to a year so I start mailing when they file the probate. That is an indication that they are ready to move forward and that is when I start mailing. These folks are ready when they finally get mentally ready to tackle the task.  

I only use white computer generated letters.  People in this situation are very sensitive so you have to handle them with kid gloves, but it is an extremely lucrative niche.  

Mail to them every month until you buy the house, someone else buys the house or they are removed from your list for another reason.  Remember that 85% of your deals will come at or beyond the 5th mailing.

Mail once a month Blake. Remember that you will be mailing for a very long time; until you buy the house, someone else buys the house or they are removed from your list for some reason.
