How do you get the information you need to make your first / next purchase?

Being an investor means always being in continuing education mode. You never stop adding to your knowledge of the markets, the financials, and the physical assets. This month we'll look at books, articles, websites, & other resources you may find useful in starting or speeding up your real estate journey.

Today I pulled 24 properties (various types & # of bedrooms) starting at $28,000 (1 was lower in price but in a 55 & older community).  There are 2 bedroom units in Great Neck & Hewlett for under $200k.  If you'd like to take a look at what's out there, let me know, my contact info is on my Bigger Pockets profile & you can message me here any time as well.

Hi Chris

If you're right out of college, perhaps you are ok with living at home for awhile & buying an investment property before you move out?  

If you are looking to move out, there are still coops on Long Island for under $200k, you could consider buying a 2 bedroom & rent out the 2nd bedroom to someone else to help pay the mortgage.

As a first time homebuyer in New York, you might qualify for a below market interest rate mortgage (they have several other programs as well) through New York's State of New York Mortgage Agency - a/k/a "SONYMA" (pronounced Sunny - May):

I tend to agree with @Mohammed Rahman that she won't go for the cash for keys, see an attorney familiar with Suffolk County evictions to find out your options, don't make any assumptions.  Time is of the essence, especially since says she's not even trying to pay you.   If you want any referrals feel free to message me.

@Jacob Beg Do you have a strong construction background?

Water damage can be very slight or extensive, can't tell much about your situation without details

If the public adjusters in your area will come to the property & take a look & talk to you about it, why not interview 3 to see what they might be able to do?  Best to get recommendations if you can, you also might find one through a professional organization for Public Adjusters such as:

I think a lot of people think it's premature to talk to lenders before they have their downpayment ready, but I would say it's not too early

It may be tough to get repairs done there.  Are you looking to use it part time as a vacation place?  It might be easier to just rent there & buy elsewhere.  There are a lot of similar areas locally that would work just as well (although you probably have a sentimental attachment to Fire Island).
