Post: Any experience with a public adjuster in an insurance claim?

We did & it was only a fixed percentage of the amount received from the insurance company, no other fees.   NY has a cap on the % that public adjusters can charge.

Tenant just moved out, cleaners found they used the wrong type of cleaning product on the stainless steel appliances, causing a permanent discoloration.  Professional cleaners (Molly Maid Company) says it can't be cleaned.

Has anyone had experience with damage that can't be fixed, but maybe doesn't warrant a brand new appliance?

How would you handle this in the security deposit?

I would make my 1st 3 phone calls (yes, calls not texts or emails) to 3 experienced mortgage bankers or brokers (at least), to see what my financing situation would be.

Whatever you do the first important step would be to talk to at least 3 mortgage bankers/brokers to see what your price range would be as both for an owner occupied property and for an investment property. You can house hack with a 2 bedroom coop or mobile home (there are a few mobile homes in Suffolk), not just with SFR's.

If you shop for an investment property in another state, you want to talk to mortgage pros in those states - expecially in the county where you might buy - because there are so many variations in way things are done & what the expenses would be.
