Hi Dylan Barth we have found the market in the cities to be highly saturated with duplexes available for sale. I'll agree the listing prices are high, but we ignore their asking price when doing our analysis and back into an offer price. Uptown or the NE are great markets. I have a colleague that has a duplex in the NE that is looking to either rehab and sell it or sell prior to rehab if you don't mind putting in some work. PM me if you'd like to connect with him.

We are looking for a 2nd position lender for an upcoming project in Edina, MN.  The project is a scrape and build in a highly desired neighborhood in MN.  Fantastic schools and a neighborhood that calls for a new build instead of a renovation. 

We are looking for $140,000 for 9-11 months.  Closing date is 9/28, funds are needed in escrow sooner for 1st position lender approval.  The first month will be design and permitting, Month 2 will be demolition with the new build lasting approximately 4 months.  We expect 90 days on market including closing period.

1st Position: $610

2nd Position: $140

ARV: $989

Hi @Emanuel Bloomfield-Jones Congrats on getting your first property under contract!  I would encourage you to make an appointment with some local property managers that know your market really well.  They will be a fantastic resource for you and give your the pro's and con's of each of your questions.

HI @Pat McCandless welcome to BP! I would encourage you to start listening to podcasts and reading or listening (audible) to books on REInvestments. Most people that mentor will look at your post and say "what do you have to offer to me"? You need to have a compelling reason for someone to invest their time in you, especially if they don't know you yet. Many times the best way to do this is to gain some knowledge, decide the niche of REI that you want to focus on, analyze a few properties, network and REIA's in your area and potentially get a deal under contract. Once you have a deal under contract, then you can approach someone who is experienced in your area to guide you through your project for a split of the profit or JV with you and teach you what they know through the process of you project.

HI @Ronin Crimmons Have you run either or both options through the rental calculator here on BP?  I think that would give you a good start.  Unfortunately I don't know your market well so I can't give you any specific advise but, if you do both scenarios in the calculator it will show you what your cash flow will be after expenses and your mortgage.  Then consider the demand for rentals in both areas and potential vacancy rates etc.
