We have a great project that we are supposed to close on tomorrow in S Minneapolis.  Looking for a gap funder for $95,000 for 6-9 months, rate negotiable.

PP: $320k
Repairs: $153k
ARV: $615k

Looking for gap funds of $95,000

*We may have the option to extend for a week, but would need a firm commitment to be able to do so.

Initially it was finding more properties.  We were finding and funding about 4 deals a year without trouble.  We ramped up the marketing and made some changes.  Since September we have closed on 2 new projects, have 2 that we are supposed to close on Friday 12/29 and another on 1/15.  Now our challenge.  Funding.  We are just over 48 hours from closing on the two on Friday, we've got our first position money locked in and ready to go, now our gap funders are crickets.  It seems if we have one we don't have the other.  SUPER high anxiety trying to get these three wrapped up.

We have two awesome properties that we are supposed to close on Friday, yes Friday  12/29 and we need to secure the gap for both of them.  In addition we have a new property under contract to close on 1/15, with the holidays our normal sources for funding won't look at it until after the first of the year so leaves us short on time.  Here are the summary details on the properties with the length of time we need funds.   All projects are located in the Twin Cities in MN. We are open to discussing terms, we have all the paperwork ready for your quick review:

@John Woodrich I will definitely purchase the furniture and stage it ourselves for the cost of it.  We didn't have to on our Chanhassen project as it sold before we were done.  We just picked up a new project in St Paul so looking forward to doing that one.  Negotiating a new one in Richfield, the have a new build in Mahtomedi.  If our scheduling works out we could just move the furniture from one to the next.
