@Claudio Salvatorelli yes we needed it hardwired to ethernet so we don't lose any connection, plus it's 3 stories and we wanted each camera to be on all the time, so we are running it throughout the building. Something that sold me as well is that's shatterproof dome and the additional security measures for accessing the camera. It's really tricky with power as well, so the camera itself was not the expensive part it was the labor and installation. I did decide to just install 3 so far and add the additional 4 once I know that the tenants won't smash it or destroy it.

@Caleb Brown it's in KCMO, in a rough part off Independence, it's our first for lay into this area and it will take 1 year min to stabilize and get it secured and managed well.

@Claudio Salvatorelli thanks, yes I looked into cloud based cameras but they were really expensive and the properties just don't warrant that cost. I did get the sturdier shatter-proof cameras that need a key to access and remove the camera so hopefully that helps. No choice but to set up the internet but will be better in the long run. Yes placement is huge, and also doing the metal piping fittings for ethernet lines externally.

We're considering putting up 4-5 cameras interior and exterior for our rectangular shaped apartment. It's 3 stories, with 12 units in Kansas City MO.

Right now we are in the middle of stabilizing this complex and there are a lot of trespassers and un-wanted guests coming in and out. We are in the process of installing a steel door with a lock code for entrance but need a complete security system.

Right now, we don't have internet but we want it to be cloud based, we do not want to have it saved in a DVR. Since we are out of town, our PM and ourselves would prefer to review the footage remotely. We prefer not to have to pay for internet, is there a hot spot or ability to put in a SIM card? Also, this is a C- class property so I am also afraid they will knock down the cameras, does anyone have experience in this or suggestions? I am hoping that over time, we can see who is letting in the unwanted guests identifying the code and also reviewing the camera.

Any thoughts or suggestions on cameras or companies in KCMO that can install this?

Hello BP Community. I am actually looking into investments in Canada, has anyone had any experience in this that can share some experiences. I am looking to do a 1031 international exchange, and since Canada is a bit closer and easier to manage, I am wondering if any of you have any experience in certain areas  in Canada. I normally focus on C multi units in up and coming areas, Kansas City, Cleveland, Columbus, Indianapolis etc. Is there a similar area in Canada that I can start looking at?

Does anyone have experience in managing multi-units in Canada, taxes or even a 1031 International Exchange? Looking to spend 200k- 2M depending on the numbers.

If you have any contacts or information that would be great thanks!

Suzanne

thanks all for the feedback, I am working it out with him, he offered me a $500 credit since the work was delayed and he's absorbing the tax, so all in all it would be an additional $1500, which is fair but not something I anticipated. His work did have a longer warranty than the other bid so I am fine but yes I will ask next time or at least ask him to take photos or get a receipt of the decking purchased.

@David Wandel thank you for your feedback, looks like I will just have to factor this roof cost in next time and pay for it this time. I  am not sure if he give me a receipt but I will ask, thanks for the suggestion! $1900 is a tough increase in price but all in all I am happy with the work, thanks again for your help and guidance.

@Colleen F. We never spoke of it being an additional cost, only that there would be tax on the materials that were bought which he said was $150-$200 but then he said it was $500 which is much more palatable. I just did not think this was standard practice for such an increase in price without addressing it. He said that he matched my other bid, and that other roofer never mentioned that either, both roofers on the bid said it was all inclusive which is why I feel it's a bit confusing.

@David Wandel it's a commercial property, 11 units and about 7200 sqf and 2 stories. He didn't send photos but I have a drone video of the finished product. I can't upload it but here is a screen shot. It was about $1900, so this is standard practice for roofs? I guess I will have to ask about this in the future, I honestly thought all inclusive meant all costs were calculated but a good lesson.

@David Wandel thanks for the feedback, it is stated below but I just assumed the price was all inclusive. Perhaps he thought I was aware that the decking would be adjusted once they rip it off. I was not aware of this and it made the roof nearly $2K more so it's a hard pill to swallow but if it's typical for roofing, I will pay for it. I just wish it was on the invoice and say Price to be Determined at end of job etc.

Thanks for the clarification, I am assuming I should pay for this and it's a typical adjustable charge at the end of the job.
