Post: Roofing Question - Decking Material calculated before or after?

Hello BP community, 


I have a question about a roofing invoice. I had 2 roofing bids for a complete tear-off with a new TPO roof. I got a bid for $27K and then I asked another roofer to match it, which he did. I chose him since this guy had more positive reviews and a longer history. Now that the work is completed he is asking me for an additional $1800 claiming that the decking material is normally charged at the end since they don't know the cost for that till the end. I am disputing this but I have never had to deal with a whole tear off so I am weary this is not normal. 

This is what he said "That amount represents the replacement of damaged decking that could not be included, as a total cost, until the damaged and worn roofing materials were removed to expose the decking material. Therefore, it was included in the price as a per sheet cost." 

Anyone have insight should I pay for this and is this common practice?

Hello BP Community, I am in the process of possibly purchasing a 6 unit building in KCMO. I had previously used an inspector that I had used for the last couple of deals but last time he really missed some key problems which almost led to the deal being dead. I wanted to use someone else in the KCMO area, do you guys have any good recommendations? The owner is looking for a 21 day inspection, and since it's an all cash deal, I want to make sure we get a good thorough inspection since it's all cash and likely to move very fast one it happens.

@David de Luna yes I am pretty worried, and hoping they are able to pay rent this month. We just placed some in our buildings. I will update if i hear more.

Hey BP Community, I heard through a few people that SAVE is out of funds and are not sure they can meet all the rent payments for the month. Does anyone know if there is any validity to that? I know one of my apartments have some SAVE tenants in there so that is very concerning. Has anyone else heard the same, and what will happen?

Hello all, just listed my units without appliances and it does feel weird but according to some other people they said it's very normal. Being in California it just seems so wild to not offer appliances but if they need it, I will supply them. Just would hate to buy the appliance and then have them not even need it. There is definitely a shortage of lower priced appliances. My contractor said there is also no wood left on the shelves it just a crazy time.

Hi BP Community. I need to replace the roof on my multi-unit in Kansas. I am getting bids and they range from 15K to 30K for TPO. The 15K is for a roof layover vs a full new roof which is, has anyone had any experience with this. The layover seems to have a manufacturers warranty for about 10 years and the full new roof is 20 years manufacturers warranty. The prices are quite different, wondering if anyone has done a layover and if it's not a good idea or a cheap fix? Thanks in advance it's raining so I need to get the roof fixed ASAP, any advice would be great!

@Mike Mocek thanks for the feedback it's a very large triplex but I can't believe the shortage it just seems weird to not even provide the stove but I guess depending on the renter we can see if they need one and are willing to pay a little more. For the efficiency I was told to provide a small set, is that what you have normally done as well? The efficiency is actually larger than most 1 bedrooms just does not have a divider but it has a huge room.

Thank you all for your feedback, the appliance shortage is pretty crazy. I ended up working it out with my PM that we will advertise with no appliances and if they are willing to pay a little more i can go out and purchase one. I had to reduce rent by $50 a month to $950 but that's ok for now, hopefully when appliances have a steady flow again and we have new tenants we can charge a bit more but apparently a lot of renters move around with their appliances. The one thing she said I did have to have that was more of a deal-breaker for renters was 2 hook ups for washer and dryer instead of 1. That was interesting so I will make sure my contractor addresses that issue. Thanks for your all your feedback!

Hi I am furnishing my triplex in Cleveland and there is an appliance shortage. Many are on back-order and even the scratch and dent places have limited stock. I spoke with my contractor and he mentioned that for his rentals, he normally does not supply appliances and that it's very normal for renters to move in their own appliances. Is this true? The rent for both 2/1 should be about $1K and the efficiency is $700. He mentioned the appliances don't make a difference in the rental price, is that true? i would say a few thousand if this is true, however he did mention that perhaps the efficiency needs the smaller set of appliances since it's already for people on a budget.
