I've got several tenants just simply not paying and saying it's due to covid related stuff.  They don't have covid but have always had issues before.  My other tenants who are law abiding and hard working don't have issues.

The tenant that's taking advantage of the system is of able age and fine to work but he simply cons the system.

He sent me this link about how congress will pass more eviction protections.

This bill may be voted in the Senate Judiciary Committee within the next few weeks and if Assembly member Chiu and his co-authors are successful, it will be immediately sent to the Senate floor for a vote. ABOUT THE BILLAny default in the payment of rent that occurs by any tenant during the current State of Emergency due to COVID-19, initially put in place by the Governor on March 4, 2020, cannot be the basis for an action of unlawful detainer. This prevents evictions for non-payment of rent or a lawsuit for collection of unpaid rent for an indefinite, unspecified period. The bill declares that:

  • It shall be unlawful to terminate all tenancies based on a failure to pay rent.
  • No court will award possession and no tenant will have violated the unlawful detainer law for failure to pay rent within ninety (90) days from the end of State of Emergency’s (the end is unknown and cannot be determined at this time).
  • There shall be a blanket exemption for all tenants regardless of their employment status or financial ability to pay rent.
  • Tenants who receive guaranteed government payment or rent subsidies can also stop paying rent.

I Agree nor do they consider the big ones which are the big expenses like plumbing, turnover when tenant leaves or doesn't pay and you have to remodel the kitchen floors baths etc

My comment on partnership in solving the housing crisis has to do with California making it more attractive for landlords and developers to do business here. The state has a goal of building 3.5 million new housing units by 2025. One of the most efficient ways of doing that is apartment buildings, most of which would likely be rentals. It seems counter intuitive to call for that level of development, and then turn around and throw landlords under the bus during the Covid crisis.

Our state is currently pushing the construction of ADUs, perhaps the easiest and cheapest way to add additional housing. This may also cause home owners to second guess that option as well, for why go to all the trouble if it could blow up on you like this.

Ryan I agree with you about that it disincentivize us to build more when they can just turn around and screw over landlords.  This will spread from california to other states with time.  It always starts here then spreads

There is a law SB 1410 working through the CA state legislature.  You can google and follow it's action. It's passed the state senate and is now with the assembly.  They need to work together to edit it.  Once it is passed, I predict evictions will resume. Some apartment associations have these. Also Mr Landlord i think mrlandlord.com or .net has some

They give access to useful forms including applications to rent, rental agreements, move in move out checklists, and so on. They also organize regular meetings that provide basic information on topics like RSO, 1031 exchanges, and taxes.

I think it would be useful for basic information for self-managing properties.

 AOA has good one also there's CAA and AAGLA and AASC southern california theres like 5 or 6 good ones.  They also fight the eviction moretoriums and are a resource for landlord/ invesotors who want to imrprove the state. http://rentalhousingsurvivalfu...
