Just my 2 cents. If you call the listing agents and they don't call back after several attempts I would call the RE office and ask for the broker and let him/her know that you can't reach the listing agent after several attempts. I find that even as an agent I sometimes have to call and call to get what I want. It is amazing how some people can be so lazy in this business and do no service to their sellers and buyers. Answering the phone is becoming a rare event, unfortunately.

I had some great cards made on-line at Vistaprint. Seriously better than a local shop which charged me 5 times more and took longer. 13.00 on Vistaprint and I love my "Sell your house fast for cash" cards.

If you work with several agents in the same area (and on the same board) they are going to have access to the same properties from MLS unless they have a "pocket listing." I would keep interviewing and pick one.
If for some reason that one does not work out then move to a different agent. Also, perhaps work on getting your own license sooner then you can let yourself into properties and do your own analysis from comps on MLS. Just my opinion.

There is nothing wrong with using a flat fee service. Agents will bring buyers as long as MLS shows a commission for them. I have used this service myself for an out of state property I needed to sell. If you can save money on a commission go for it. MLS brings great exposure so any way to get it on there is good. Make sure you align yourself with a reputable title company for closings.

You could consider getting your real estate license and that way you can let yourself in and out of the properties and write up your own offers. Something to think about if you don't mind the expense of holding an active license.
As far as going directly to the listing agents - while they may push for you don't assume they are all getting "double commissions" as the other poster stated. Most of the time if you are getting both sides of the transaction as an agent, you may get 4 or 5%. Better than 3 but not double.

I use quickbooks and like it. I never heard of freshbooks so I can't comment on that. I haven't had any issues with quickbooks and find it easy to use.

The floor may be too warm a tone for gray cabinets so keep that in mind. I would maybe consider another color cabinet if that is the case.

Hi Everyone,
I'm taking a poll. We looked at a house that had a foundation repair due to a sinkhole. This repair was 10 years ago, but there is a NOC filed with the county from the foundation company that made the repair at that time. Anyone that researches the history of the property will see the NOC with this "sinkhole" repair.
My question is even though the property was repaired, will this situation be a stigma when trying to flip this house? My instincts tell me yes, but I'd like your opinion. I'm sitting on the fence on whether to bid on this house or not. The house is a total gut, but the price is good.
