My local Allstate agents say that company prohibits any dog with a history of biting/aggression. (Not exact quote, but close) No specific breeds are prohibited.

I showed a rental to a prospective applicant yesterday after she passed the pre-screening. Her story changed from "it will be just me" to "well my daughter lives out of state but may come back" to "my son's friends might want to stay." Then she went from "no pets" to "there is a shop kitty I take care of" (?) to "he wouldn't be here much." And she wanted a short lease because "I might want to change my mind." 

I had to hold back the giggles, though, when she stood in the hallway and said "There's no bathtub in the master bedroom." I just pointed across the hall to the bathroom (five steps away) which has a tub. Her response? "Well, okay, but I want it in the bedroom."

@Dustin Davis: I agree with you. I've worked with people who commute to Rogers/Bentonville/Fayetteville from Eureka Springs or Holiday Island, and ALL of them have expressed remorse for their decision. While I love visiting Eureka Springs (and even use it as a setting in fiction) I learned it's best to invest elsewhere.

@Andrew Benefield, I'm sorry to hear you had a bad experience with that house purchase. I see some here have already offered you good suggestions. I agree that making payments on time is crucial to your future financial well-being. 

What county is the property in? Perhaps someone local can offer more suggestions. I'd be curious to know how neighboring homes, for example, handle their water issues. 

What's the employment situation like in that part of the state? Can you parlay your military experience into work to generate income?

I'm not personally familiar with the "Deed in Lieu" option; am I correct in thinking that's a transaction with the mortgage lender to prevent foreclosure? If so, how might that affect your credit in the future?

Received an email inviting me to use Zillow to collect rents. Found details online at https://www.zillow.com/marketing/rental-manager/co.... Curious to know if anyone has used this and what their experience might be. Advantages? Drawbacks?

Did the carpet cleaners use a solution specifically for pet odors?

In addition to the baking soda suggestion, try washing all tile flooring (assuming you have any) with a vinegar solution. Odoban and Simple Green can also be effective.
