The short answer is normally the liens are wiped out by the tax sale, and subsequent quiet title lawsuit.  There are some instances where the liens are not wiped out.  Give me a call if you want to discuss further, for a full opinion on whether or not the liens would be removed, I'd have to look at the title work, type of lien, etc.

 Paul, thank you VERY much!

 Thank you, I will!

@Kori Ford, going through the process of the tax auction should wipe those liens clean... I'm sure Paul can answer that. If he doesn't respond on here you might google him and call his office.

Dustin,

When I looked at Washington County property up for tax auction, I was informed I'd be responsible for clearing the liens.  I was interested in a super-skinny strip of land adjacent to property I currently own, but there were MANY liens against it because it was owned by Brandon Barber, who'd gone to jail for misc. property development misdeeds.

Are you saying that I would NOT have been responsible for clearing those liens? If so, I might see if the property shows up at the next tax auction.

Hello everyone,

There is this odd house I see everyday.  Nobody lives in it.  The neighbor told me it's been empty maybe since 2011.  That neighbor had tried to buy the house at that time but was turned down. The roof is aging.  At least one window is broken out.  Some siding is missing and the broken rain gutter is aimed right at that spot.

and the property gets mowed and trimmed every week.

How weird is that?

Diane

Weird! You'd think anyone who cared enough to have the property mowed would care about that broken window, at least board it up. Is this in Fayetteville? Are you interested in a buy/flip or hold? Have you checked the tax records online to see who owns the property?

 Thank you for the explanation!

 Jeremy,

I'm curious: why didn't you select this applicant? Is the unit they applied for somehow different from your other units? And if yes to the latter, does that mean they meet your qualification standards in general?

These are the sort of questions I might have if you told me you'd keep my app for 30 days.

I'd like to see an update on the article https://www.inman.com/2018/01/04/landlords-increas... and see how the landlords and property managers have fared.  If you know of one, please share!

As for me, I'm going to continue playing it safe, or as safe as possible these days. <smile>
