I agree with suggestion to have translator present.

Does the installation meet code requirements? If yes, all is well. If not, you'll need to hire licensed professionals to bring installation up to code. 

Perhaps you could consider explaining the breach of lease. Put it in writing exactly what the problem is (adding appliances without your written consent) and adding that further breaches of lease may potentially lead to eviction. You could then offer her either an addendum to current lease specifying the appliances that are now in place (including the washer and dryer she installed) and include a requirement that tenant is now responsible (or will be by a certain date) for paying water bills. 

Would that work for you?

You might consider adjusting the length of new lease so you don't end up with a vacancy in December or January.

If the tenant has damaged the property or done illegal drugs there, additional remedies are available.  I would pay the $181 and proceed through the bankruptcy court.  The tenant has no intent of leaving or paying you back rent - that's while they filed.  

Go for the Stay and get rid of this tenant!  

One of my tenants did this.. and the bankruptcy trustee made us give back 3 or 4 months of rent payments  talk about insult to injury.. ugh.

@Jay Hinrichs did the trustee give you a reason for the required repayment?

Shows state-by-state regulations and laws about notice to non-renew. Caveat: NY laws changed recently, so you might double-check the accuracy of the info here.

I'm seeking recommendations for a real estate attorney in the Fayetteville AR area. Need a legal opinion concerning non-renewal of lease for tenant entering bankruptcy. Happy to work with tenant until lease expires, so eviction is not part of the discussion.

Would it be feasible to market it as a " 4-bedroom, 4 bath PLUS spacious office AND a bonus room" or words to that effect?

Depending on where the house is in Springdale, you might try marketing it to Tyson executives/senior managers.

 Does your lease specify adult occupants by name? If so, I'd argue the rental rate noted in the lease is based, specifically, on the adult occupants named.

Heads up for landlords who accept rent payments in cryptocurrency. Quoting a recent news report (link at bottom of post): "The existing guidance, IRS Notice 2014-21, said that for the purposes of federal taxation, virtual currency is property. When a user purchases cryptocurrency at a given price and then later trades it away — whether by buying a coffee or by selling it on an exchange — the sale is subject to capital gains tax because it is considered property.Failing to report the transaction to the IRS could expose the user to criminal and financial penalties."
