Any San Diego RE Professionals, homeowners, stakeholders, etc want to join a meet up on Senate Bill 1069 (Accessory Dwelling Units aka ADU's) and how it could impact real estate and investing for you?

A few of us are getting together in North San Diego to discuss this law that went into effect on Jan. 1, 2017 and how it may or may not work for the homeowner and the real estate industry overall. If you would like to participate please feel free to comment. No's need not reply.

We will notify everyone who wishes to attend on the time and location once we have an idea how many will be in attendance.

I relate totally to @Ken Rishel, I've seen this happen as well. There's a beautiful 400+ space MHC in Carlsbad, CA that was originally owned by 3 partners in the 80's. They were the most greedy owner/landlords I've ever known about.

When they first owned the community the rent was in the $300's. They started jacking the rents up so fast and high that within a couple of years the rents had almost tripled.  So folks did in fact start a mass exodus with their double and triplewides. In fact they a couple hundred of them started two resident owned communities right across the street from these greedy and selfish individuals. 

Within a few years the vacancy rates rose so high that the values of these very nice HUD MH's fell drastically. Some as low as 25k. This too forced the owners into a BK and they deservedly ended up losing the park.

Ah, but the story gets much better. The remaining resident/tenants formed an HOA and converted the park into a condo conversion. Today it boasts of a multi million dollar rec center, golf course, multiple swimming pools and a development filled to capacity with MH's from 400-600k and a lot of very happy resident/owners.

Don't get branded as a price gouging owner/manager. It will come back to haunt you as your reputation will follow you like a hanging judge.

@Rachel H.  Even as a so called PRO, which you have to pay for in order to post links, websites, phone numbers, etc., or at least I thought so, I still get posts removed. When I ask someone @Account Closed, why they never once answered me. I was under the impression that when you paid to play you were allowed to self promote. I'm still looking for some answers

In the meantime I'm fine with posting and commenting on this platform overall. Not so much because of what BP has to offer because I'm really not sure at this point. Moreover though, I like helping folks on subjects I know about and Manufactured Housing has so many complicated areas a peculiararities for the average lay person and I don't like to see the unwary being taken advantage of.

In fact I think that's why I became an expert witness, consultant and troubleshooter over 25 years ago. I have never charged a homeowner for my services. It's almost all pro bono at that level. The only time I charge my rates is when I'm retained by a Manufacturer, Dealer, Transporter, contractor or MH owner/manager.
