What geographical area are you looking to invest in? My first inclination would be that I don't invest in any type of partnerships or joint ventures unless all parties have some flesh in it. I would also recommend you reach out to @ken Rishel on this platform.

TBA soon. We will be hosting a techcon on California Senate Bill 1069 between  April 10-22. This is the new law regarding Accessory Dwelling Units aka "ADU's", granny flats, garage apartments, secondary dwellings, backyard cottages, casitas, etc. Space is limited to 25 and it's first come first served on the RSVP list. To date we have 10 confirmations on the interest list. So if you're interested we would suggest getting your name on the list ASAP. We will let you know the exact date by Friday, March 31st.

My first concern would be your collateral. What is the home? Is it a pre HUD (built before June 15, 1976)? Is the park/community a rent/lease or a resident owned? If it's either or both that's a non starter as you really don't have any collateral except the faith you're investing in the manager. I'd be very prudent about how you invest in your IRA. That's a very precious piece of collateral and it could go away in a flash if your not very prudent.

This type of investing is really not in my wheelhouse of the most ideal investment scenarios. Cali is a totally different market unique and exclusive unto itself. But this is an interesting learning curve nonetheless.
