@Bill Brandt thanks for your insights. I was looking at a lower deductible because Austin is a hailstorm prone area and the roofs get damaged every time it hails. It costs about 12-15k for roof replacement, hence I was looking at a lower deductible.

@Lucia Rushton I think there are options available. I know Travelers insurance offers it as I got a quote from one of their agents. You need to ask for it.

Hello,

I am looking at buying home insurance for my investment property. Currently have statefarm insurance which does not offer home insurance for less than 2% deductible in Texas (I am told by my current agent).

What is the best insurance company in Austin that can offer a flat $1000 deductible and not on a percentage of the insured value of the house?

Any recommendations on good property managers In Austin who are ethical, reasonable and keep the owner’s interest in mind while managing properties? I know I am asking for a bit too much, but strange things happen in life. Hence checking :)

Hi, I am using a property manager in Austin and currently in the process of finding a tenant for my property. How much can I get involved in screening/selection of the tenant? I just want to make sure that I rent out my house to a good tenant who does not spoil the property like the previous one did. Also, what clauses, other than the standard ones can I add in the lease agreement to ensure the tenant does not damage the property?

@John Morgan I don’t have a leak yet. I also got the estimate from Statefarm and it’s about 18k for the replacement of the roof. And my share will be about $6400 out of that as my deductible on the current policy is 3%.

Another thing I would like to check if repairs are possible on this kind of roof- my property manager says that “he is not aware of any company that would attempt to make repairs on a dimensional roof damaged like this”
