Hi @Laurie Wang, I bought a brand new single family home in April 2018 from a big builder in Pflugerville. It barely is cash flow positive. But the value had gone up from $226k to $235k as per Redfin.

Then I bought another one in Round Rock in December 2019, which is a 6 year old house. The value for that has gone up by 10k as per Redfin.

Net net, for those of us who are out of state investors, it will be hard to find cash flow positive deals. But appreciation is the name of the game in Austin, which I am ok with.

This is a question for folks who are knowledgeable about the Austin property market. Between Leander or Round Rock- which area will appreciate more in the next 10 years?

@Anand Krish yes let's keep in touch. I will be in Phoenix from 3-8 August. Plan to see some areas with Doug.

@Anand Krish those are exactly my thoughts. I am happy to hold for long term as long as rent takes care of the mortgage. I have a job, so not really trying to live life off the cash flow. But I don't want to buy a new construction just because it is cheaper ( and within my budget). Need to understand the potential and risk associated.

@Anand Krish yes I see a lot of construction in San Tan. But not sure how long will it take for it to appreciate. I don’t want to buy in a place where there is lots of new construction. Are you working with a realtor there?

@Anand Krish no. I am still exploring. As some of the folks said here, under 200k around intel campus is very difficult. Have you invested there?

Hi, If you were to look at a new construction in Austin, then what builder would you choose? When i read the web, i read horror stories about most of them-Ashton woods, Lennar, DR Horton...are there any good builders around who are not cutting corners?
