If you want to save, found a contractor willing to reuse more parts.

 thanks , agreed need a more cost conscious contractor. when most houses here in ca are north of 1 mill i think contractors can assume 20 k is not a lot. 10k is a lot of money. 

The other quote i have for 18 seer system is 21k, cant understand what increases the cost by 10k from a single stage 14 seer system.

cheapest quote details for 4 ton  single stage system

highest quote of 29k for high efficiency multi stage unit 

I had a sticker shock with the lowest quote too. any recommendations for a lower cost hvac replacement

I am trying to figure out if i need further umbrella insurance. my insurance with nreig already has 1mm liability per property on coverage. I have 10 rental homes now. 

I got quotes from nreig for additional umbrella insurance that covers all of my rentals and it was approx 1000$ per year for 1mm coverage.

Considering I already have liability of 1mm per property do I still need umbrella insurance.

My dad has a rental in Brentwood CA and the HVAC (central heat/cooling) is falling apart. We got quotes for new system and they range from 14k to 25k for high efficiency. 

We were expecting much lower, Any recommendations

I had exactly the same situation few years back with my tenant in folsom. made  us pay for hotel stay in marriott when hvac went out . i was self managing and he was far away so agreed as he had a 2 yr kid but they remained a pain. later i decided to get a PM and got them vacated right away. no tenant issues since. 

This is a sign of a bad tenant. start preparing that you may not want to renew their lease.

I love talking about the Raleigh market, so I'm happy to give you the run down.  This is not a high cash flow market, but I do think it will be a great appreciating market.  My favorite areas are close to NC State University, Holly Springs, Knightdale, E Raleigh inside the beltline, parts of Durham, and Apex, but all for different reasons.  

 what about downtown raleigh. is it worth speculating there esp. with amazon rumours
