I took a HELOC from Chase as well. Very good experience. My advice is get approved for the max line you qualify for. You can decide to draw less but you have flexibility

Saw the home b4 purchase. was considered a good price as home was in good condition. Have not dealt with water yet on this.

 expecting 900 rent

my realtor says he has sold similar close to 60k in the area, so yes its a great deal.

 my realtor Jad Boudiab started a construction co, so he is dealing with everything. also i got a scope of work from wholesaler that Jad validated with a walkthrough.

@Ned J. they are cash flowing though I am now interested investing closer home and found a way to tap into the local market.  Though, one of them just had a tenant leave and I have been waiting on the PM to complete some  rent readiness work done and bring it back to the market. Both of my properties are in Centerpoint AL

@Jason Cory I realize that I have to exit with a discount so at this point, I am looking at what the market is even willing to pay. I have been getting postcards from investors and I didn't bother to reach out as I suspect they would be super low ball offers. If it turns out that there isn't a good exit possible, I will probably hold for longer.

 I am trying to exit my centerpoint home too. Cleveland is working well for me, so want to stick to it. I tried flips in Chicago that have been busts. Overall its been a challenge in finding a buyer for my centerpoint home as there are too many investors there now. My realtor recommends a vacant place to sell to owner occupant but i am worried it will be too long on market.

I just got a new roof but that has not helped to move the home. I will break even at the current list price as i put decent money to fix place.

Just closed on my 6th home in cleveland. this is in 44135 (152nd st just south of highway 71 close to marriott airport hotel). I got a good deal on a off mls wholesaler listing. purchase price 29k including 4k assignment fee. I used jad boudiab as my realtor to help with additional due diligence. It will cost 9k to make it rent ready incl. a new bathroom.

This is the second below market purchase in cleveland this year for me. both have been estate sales. so if you keep an eye on all the emails and marketplace postings, there is still room for deals. 

Also I am testing the waters on a new PM offering from Jad.

 I filed for tax reduction on Feb 20 and they have set a hearing date for mid May

agree you will make zero profit in midwest markets if a tenant leaves every year
