We have remote controlled thermostats. But they only set the temperature when the property is vacant

At one point I had 22 Minut devices. Didn't find them valuable at all. I would not recommend and wish I could get my money back. Totally over hyped.

How well is the area doing for you? We currently operate in the Smokies and have chosen Chattanooga. 

I believe this is a Guru run operation. My limited experience with the Gurus is that are very rarely price competitive and target newer buyers. Your experience may vary.

Received this as well. We integrate all payments directly with Stripe and everything seems as expected. 

Anyone have any insight into how much a strong dollar would affect the domestic travel? Pricing trips aboard vs domestic seems to come out on top that aboard destinations provide much more value. Exchange rates are very favorable on the Euro compared to the dollar as well.

 I 100% Agree. Given how badly Airbnb has managed owner relations, we have made a hard pivot to adding as wide a distribution net as physically possible. We are now 30-35% Direct. We are down YOY on Airbnb from 60-65% of revenue to ~25% of revenue. 

PMSes have become much more popular over the few years and every OTA has started to open an STR option.

Market Fundamentals in the Smokies are negative for the near future. If the cashflow doesn't justify the equity position then it may be best to sell. 

The most important advice is not to get emotionally attached to properties (If viewed as an investment vehicle, Owning for personally reasons is difference). If you have equity in the property and are able to sell then you have a golden parachute out. 

We have the rare guest that breaks into the pool equipment room and tampers with the pool heater to raise the temperature. Happens rarely. I typically leave 1 star and "Great Guest" so they don't start nagging me.
