April and May are not looking great and prices are too low to be acceptable bookings. Furthermore, on the cost and labor side, there has been no/limited easing.

Personally, I do not think that the luxury traveler is in the market for April and May. I'm not sure how all these owners that are levered up are able to survive.

Also, as a self manager, I have not found it possible to compete head first with PMs. PMs openly talk about how they would cut prices to $1/night as the inventory is perishable.
