I am using these disregarded entities to hold a single family home for long term rental.

Just monthly rental income and usual expenses.

No other business activity.

I have a Texas disregarded LLC, Oklahoma disregarded LLC, and Wyoming partnership LLC.

I recently learned that disregarded entities are required to file some paperwork in Texas such as Annual Franchise Tax Form (even if its zero).

I was wondering if you can tell me what annual forms from TAX STANDPOINT will need to be filled out for these 3 states involving my structure?

Texas

Oklahoma

Wyoming

shopping for insurance for a rental property (in this case, long term buy and hold strategy on 3 bed 2 bath), what sort of things I should be expecting from a good insurance company?

What are some pitfalls or fine print language to avoid?

1) Find good deals.

2) Give a critical opinion on every property (even if it means talking an investor out of one). The investor will appreciate that and still go with you on the next deal.

3) Have an honest/dependable team in place for out of state investors who might need more hand holding than in-state investors.
