Colorado Investors - Trying to reenergize this thread: if you had to choose a general direction of where you think growth is trending most from Denver city center, where would that be? North, East, South? Not much room to go West. 

@Deneuve B. I personally don’t know anyone active duty and doing commercial. A really good friend of mine tried to transition out of active duty right into a commercial real estate agent and he had a really hard time breaking into the business. He told me it’s way more difficult to get leads, as most experienced commercial investors aren’t going to use a new agent. Seems like you really have to grind it out for quite a few years before you earn your credibility as a known commercial agent. He ended up quitting and changing career paths because he couldn’t get any breaks and was running out of money.

Wow. Very interesting @Erin Spradlin thank you for the article. It definitely makes sense! Does that mean prices will continue to go up? Supply isn't changing, but demand is now increasing even more than it was before.

@Spencer Rafii Thanks for that info; very interesting! I'm wondering if a lot of that data is coming from apartments and multifamily, as more people are wanting to have more space and move into single family rentals (possibly due to COVID?). Any opinions or data to back this theory out there?

Denver Investors - I saw a graph posted yesterday on LinkedIn from a local Denver Realtor that shows rents starting to decline and I'm curious if you are seeing that with your own properties. Also curious if that is the case, what would cause the decline. Is supply starting to open up as people are moving out of the city?

@Maxwell Coleman As a new investor in Denver, I'd start with the house that you live in. As Steve mentioned above, maybe start with a 2-4 unit that you can house hack on and get the best conventional financing available. This is the absolute best time to lock in long term 30 year financing at unbelievably low rates so my recommendation would be to start with your personal residence and do house hacking, live in it for a year or so, then do it over again.

@Reese C. Reenergizing this conversation - did you end up moving forward with buying a modular duplex and putting it on your land in Pueblo? If so, I'd love to hear about the results and lessons learned.
