@Bill Bates Hey Bill. An REIC is a Real Estate Investment Club. Most offer some sort of weekly/monthly meeting where people can come together and connect and learn about real estate. We are starting one in the DFW area soon for military officers (past and present). With your help, and if there is enough interest, we could probably get one started in OKC. I'll send you a private note to discuss more details.

@Randy S. I'll send you a quick note as well. I don't have any rental homes for sale, but I'm sure someone in the REIC could lead you to some opportunities.

Thanks for the reply @Jay Raught. Yes, I currently own performing notes in DFW. I have bought and sold them to other investors as well. I'm open to other areas, but I have chosen DFW because that is where most of my network is, and I know the area. I've heard of Scott Carson, but have never worked with him. I'm not sure non-performing notes are as good of a platform for me, but I'm always open to learning new strategies, especially if they offer higher yields.

As an active duty military service member, one of the challenges I face as an investor is that I normally move every 2-3 years. Because of this, I've always been hesitant to buy and hold actual property, and have instead chosen to focus on mortgage notes in Texas because I feel that they are the easiest to manage as an "out of town" investor.

That being said, I'm curious where other military investors are choosing to invest, and what platform they are choosing. And why?

Thanks for the replies gents. I've been buying and selling notes that offer 10% yield. All are no more than 75% LTV, 1st liens, 180 month term, rehabbed SFH, qualified through an RMLO, and range from $65k - $100k. If anyone is interested in getting on my buyers list, please PM me with your email.

I'd also be interested in learning where the 12% notes are coming from. If anyone is selling them, I'd be interested in buying in the future.
