     We have seen a leveling off in the Colorado market, at least around Fort Collins. Based on recent review of last years Volume from the mid July to Mid September to this year same time, we have seen roughly 56% reduction in Total Sales volume. I wouldn't say the market is slowing down, but I think we are starting to see a more realistic market. However we usually see a drop off in activity during this time frame. Just my opinion though.

Thanks for the info. Is this property being wholesaled or is it listed? Does the current zoning allow for grow facilities?

I may be mistaken but I believe she means Mill Levy, Mill rate, or millage tax(not mileage) which is the basis for property taxes. In addition, in order to calculate property taxes you should use Assessed valuation, not appraised value. Best of luck.

Approximate location? Is there a warehouse on the property or is this strictly outdoor/ greenhouse?

Do you have a title closer you work with? They might be a good starting point as they will most likely be recording your documents. If it is a lawyer who is performing the closing then discuss the matter with them.

    I seem to be having this problem too with my computer. Is it something in settings? In order to overcome this I just quote people and then erase all of their comments, but would prefer to be able to just refer via @ insert name. Thanks

Oraude,

     As a wholesaler, you should not be leaving the negotiation of settlement costs to your end buyer. The easier it is for them to walk into first position and move forward the more likely they are to close and use you again from a wholesaling standpoint. Just a thought. The attorney will understand that all liens and judgements shall be paid out of proceeds at closing in order to provide a Deed free and clear. Hope this works out for you. Cheers!

      Thanks for sharing, however, I think your numbers are off a bit. What is the sq ft. that your build estimate is based off of? Based on comparables it would need to be in the ballpark of 4000 sq. ft to get close to a $980,000 Sales price. Even if one was doing the work themselves a sub $100/sq ft build cost is very difficult to achieve given the cost of subs and material. The numbers may be there if its is not a total scrape, but as a total redo I see this being difficult to make it work. I hope this works out, best of luck

Have you closed on the property yet? If not, ask the seller to change the lease to reflect the situation as it stands.
