@Leandro Abreu

Did have any other rationalization other than the flood of Chinese money into the market? Is he just speaking about larger markets within the United States? Some context would help with the overall discussion.

@Eric Jackson, Welcome to BP! Great to have another Fort Collins local on here. I have found Bigger Pockets to be a great way to learn more about investing in real estate. Cheers!

@Will Porter, Is there a bank you work with that will loan 100%LTV? Do you know a bank that will loan 100% of the purchase price? I may be missing the point, but unless this is a hard money lender providing the loan, most, if not all, banks will loan the lesser of cost (aka purchase price) or market value. In this case, if it is an investment purchase, the bank will loan you 80%(max 85%) of $240,000 or 192k.

How would you get the sellers' to give you the 50k at the closing table?

These are just comments, based on my experience with banks. Cheers!

What were you assigned or did you ? Do you own real property or just a percentage of real property?

@Lorie Gravitt I assume your asking about setting up an LLC. If so it is a very simple process. Go to the Secretary of States website for Indiana and follow the prompts to set up an LLC. Best of luck!

@Steve Vaughan Believe it or not, I did. It was lots of fun, but being a parent changes things quite a bit. Cheers!

@Brandon Hall

As a flipper, if your holding period is less than a year are you taxed as if it is Short term capital gains or as standard income?
