It is easy to speculate either positively or negatively about the market conditions to come, but simple fundamentals will yield the best long term upside as well as protection against a downturn. Lower your exposure, reduce your debt positions and be careful when leveraging to increase your asset base. 

In the housing market, Supply and demand and low interest rates will still have a major impact on the 2016(short term) market, but flat inflation and lack of income growth will have affect on the markets going forward. 

Unfortunately, many of us have become accustomed to the market conditions of the previous years in which yields have been relatively easy to come by. It just means that, as investors' we have to be more cautious of our abilities, acquisition and debt, to perform. Cheers!

@Logan McConnell I agree with both @Bill S. and @Duke Marquiss. In addition, Zillow is rarely right with their Preforeclosure listings. I have seen pre foreclosure listings that are listed as current but were foreclosed on 5 years ago, and the current owner is current on their mortgage. Don't trust any information Zillow gives you.

  I you want a list of pre foreclosures, they are listed at Larimer County Public trustees website. You could also contact Ryan Martin at First American title as he puts the list together frequently. More importantly, his information is accurate

IMO, I think the Urban Land Institute usually puts together a pretty comprehensive Market overview available on their website usually at the start of the year. It covers a pretty broad range of topics that typically have a direct impact on the real estate markets. I enjoy the read every year, despite the density of material. It is more geared towards institutional investors and Commercial brokers, but takes a deeper look at the major economic factors that impact Real Estate. It is much more economics than just a local market overview, but I have found it is usually spot on.

    If you are looking for just local statistics, FCBR (Fort Collins Board of Realtors) has a monthly market summary that is pretty comprehensive and not at all biased like The Group Inc.. I pass it along to my clients all the time to get a look at last month and YTD information.

@Mindy Jensen, I do have experience dealing with hoarder homes. In the past I tjust called Gallegos Sanitation and had them deliver a Roll off 20 yd Dumpster and cleaned the home ourselves. I think in total it cost us around $450-500 total, but I'll have to go back through our numbers to confirm that.  Although I imagine that's not the answer you're looking for. I will ask around to see if there is a one else who might have some insight into local services that might help facilitate. Just PM me and II can give you the names of a few local flippers who might point you in the right direction, too. Cheers!
