@Jay Hinrichs Retail REIT's such as reality income and Federal Reality are trading at bargain prices. I bought into Tangers Factory Outlets on Friday and hedge them with put options.

@Patricia Steiner get a 3D virtual tour of your home done that way tenants can view the property without having to be there. Or look into services like rently that allow self showings.

 Yes, anybody can "offer" quick and fast closings, but can you guarantee it? Will you hand the seller $5k nonrefundable on the spot to back up your claim? That's the difference I'm referring to.

My brokerage also buys properties cash so yes we can guarantee it. Also how many wholesalers put up nonrefundable deposits? Most wholesalers are undercapitalized and do whatever they can to back out if they can't find a buyer with there contingencies. Also, there are clients out there who will write noncontingent cash offers and pay my commission not sure how a wholesaler can beat that.

@Joshua Van Every as a new investor don’t waive your inspection, only ultra experienced investors with lots of cash can make that work. My second piece of advise is don’t get into bidding wars.
