@Jack Ventura as far as I know, in general yes but it depends on the language in your loan docs and only an attorney can answer that question.

@Jack Ventura if you transfer to an llc typically that will trigger the due on sale clause they don’t have to exercise it and probably won’t. But when Interest rates start to rise those banks will start to call the loan due to force you into a more expensive loan.

I’d like to point out that even in a wholesaler’s idealized world where there just “selling the contract” you need to be a licensed broker-dealer with the SEC because now you are selling a security. There really is no loophole here. You either need to a real estate licensed to sell real estate or you need to be a registered with a broker dealer to legally sell contracts on a regular basis. Wholesaling is illegal either way you look at it. If you want to do it legally then you need to actually close on the property first and then resell, otherwise you need one of the two licenses above.

@Lisa Hill there is a publicly traded reit, that primarily invests in opportunity zones. I can't remember the exact name but I think it is Belpointe REIT, if not it's something very close to that. You can still get the tax deferral by investing in there stock. I would call there investor relations team to make sure you do everything properly to get those tax benefits. Also I'm not a CPA so verify this information with some licensed.

@Scott Trench Every property cash flows with a big enough down payment I think what you mean to ask is what areas have the highest cash on cash return.
