@Steve Chan move your money into REIT's they preform better than private real estate in the long run unless your doing value add or developments.

@Brennan Thomas I'm going to disagree with the post above. REIT's outperform private real estate and the S&P 500 over the long run. So unless your buying your primary residence, flipping properties or doing BRRRR I would invest your money into REIT's. Over the long run REIT's return 11-12% annually much higher than the 4% mentioned above. Personally I'm all in on REIT's and was buying up a bunch of them throughout April and as of today I'm up over 15% and hope to be up 50-100% by this time next year. A good resource is Reit.com they have a lot of information about REIT's to help get you started.

@Travis Cannon look into investing in REIT's it's a easy way to invest in real estate and you'll get better long term returns than the S&P 500

I lowball people pretty hard, so normally angry responses but I get maybe a 10-20% callback rate. Once they call I try to calm them down and go from there. 

 Read somewhere here on BP, if you aren't embarrassed by your offer you're offering too much lol. Mind me asking what resource you use to locate commercial foreclosures? Do you use Loopnet? 

I have the MLS and also Costar which is just the expensive version of LoopNet. In my area, we almost never have any foreclosures even for residential so it's not what I focus on. I look for value add apartment complexes that I locate by driving around town.

Not in general, but it was down so much it was a no brainer, I bought a lot of Simon Property Group, Store Capital, Realty Income, and Federal Realty Trust back in March and the beginning of April. 3 of them are The blue-chips of retail REITs. I'm up 20-30% on my retail REITs right now

@Joseph Hammel right now there are good deals in student housing, retail, hotels, and senior housing.
