@Dan Heuschele yeah it’s going to be crazy even though UCSB is mostly online, just about all the landlords I have spoken to in Isla Vista, are fully leased for the fall and didn’t really have a issue leasing during the summer months.

To transfer assets to a UPREIT you need to do a 721 Exchange which most likely unless you contributing the property directly you will need to find a suitable replacement property that you can 1031 exchange into and then 721 exchange from that. Is the REIT your considering publicly traded on a stock exchange. If not you most likely won't be easily able to sell off your OP units.

My wife and I are planning to buy a house in our market which is really expensive. We're trying to figure how can we afford it. Her dad owns 2 houses here in this town. One is half paid off and the second one still has a ways to go but his tenants pay the mortgage. First one is worth around 900 thousand and second one he got a appraisal and it came out to be 1.2 million. Houses in our market go for 600k and up. We're in the process getting pre approve cause we been seeing some good ones pop up lately and want to be ready to pull the trigger and having a chance on buying one. Our plan is to do the BRRRR. We're trying to figure out how we could make it work with his 2 houses. A deal we could do with him. Any ideas? Advice?

Buy an off-market property, 25% of all properties here sell off-market. To make it affordable and get the best value for your money, you also want to look for distressed properties that also have a garage so that you can do a garage to ADU conversion, if you're still priced out of that buy a condo with all the money printing going on I wouldn't be surprised if we see high inflation over the next decade as we come out of the coronavirus caused recession, which will push real estate prices up.
