@Nitit Chartuprayoon If I were you I would focus on buying a property in your area you’ll get a better deal than trying to find something out of state.

@Charles Cooper they did extremely well during covid even though schools are online they were mostly fully leased.

1. Yes the if the buyer is also an agent they get the commission. If they are a broker they keep all of it if not it depends on there agreement with there broker if they need to split and how much of it.

2. Yes you can represent yourself and the listing agent not represent you. In that situation the listing agent would most likely pocket the buyers commission but if not the seller just doesn’t pay out a buyers agent commission.

3. Don’t waste your time trying to undercut the listing agent they normally have a contract that they represent the seller and are owed a commission even if you go directly to the seller.

Also you don’t want to start the deal off on a bad foot.

@Zachary Moore we have a client we are currently helping with an adu project over in the Westside of Santa Barbara but that was a garage conversion not an unpermited adu.

@Sarah Buchanan I could be wrong but I believe discriminating based on source of income is a fair housing violation.

@Logan Pettigrew my guess would be to not focus on short sales / preforclosure since the mortgage forbearance is about to get extended into 2021 during the next bill.

@Adam Gratt CAP rates aren't meant to value all types of properties. It depends on how much value add can be done. CAP rates are meant to value stabilized buildings where there is not much to change. I would preform a discounted cash flow analysis over a 5 or 10 year period and see what the present value is with a 15% levered Internal Rate of Return.

@Allen Maris actually your probably right I think what I see starts in the Santa Barbara mls starts to get spotty up around Santa Maria, but I think I can see everything up to Orcutt. Independent of if an agent can see everything or not, I would agree it’s best to work with an agent in the area your looking for because they know the nuances of that market and should have an edge over people not from that market.
