Off Market Deals / What do I do with my commission?

Hey!

I’m a real estate agent and did some direct mail marketing to find homes I can rehab and rent/flip. I got a call from an investor who wants to sell 12 of his properties (crazy, I know). I’m very interested in 4 or 5 of them so I would like to try and buy those and then be his listing agent for the other 8.

How would you go about doing the deals? Do I charge a real estate commission for the homes I want to personally purchase? I’m interested in hearing all the different strategies!
