Commercial Property Question
I have a seller who wants to get rid of his mixed use commercial property in downtown Ventura Ca. Do you base rents off of now or after fixing it up? It is in a very desirable area and there is a huge difference in CAP based off of now and in the future. Thoughts?

I would run both scenarios. You can proforma the rent boost over X amount of years. But you want to assume the current income (based off T12) for the first year.
