I would recommend the east side (The Glen, Woodlake, Sunrise, and a few others) based on your price ranges. Also the neighborhoods surrounding lackland AFB. Many areas here will fit your strategy though.

It is a double edged sword from one perspective, but the end goal of BRRRR is wealth building. How do you build the most wealth in a set time frame? Get your hands on as many tangible assets as possible. So cash flow isn't the #1 priority. You want to be able to pull out as much cash as you can to get other deals.

You are in a very fortunate position and the world truly is your oyster. Get laser focused and figure out what you want to do. In real estate it's best to be the master of one trade and not the jack of all.

I agree with @Steve Vaughan. Seems like the right balance. 

I would replace for sure. I know you aren't in as hot of a climate as I am (San Antonio, TX) but people tend to value having a fan.

I saw you mentioned investing in other areas for long term rentals, but if you already live near San Antonio you should definitely consider the deals in your own back yard. 

Hard to fault what you said about the outdoors and climate in Colorado though, truly one of the most beautiful states. Have been skiing and hiking there in the past and had an absolute blast. It is hot here in Texas!

It hasn't affected us too much in San Antonio actually. We are largely back to normal. Currently on my phone so it's difficult to type everything about the areas I like but please feel free to contact me if you'd like my opinion on major rental areas here.

Without looking into the exact pocket you're in, the market rents you're quoting sound about correct to me, maybe even a little conservative.

I actually just sold a rental in that same area last week, a 4 bed 1 bath that is rented for 1200 a month to a nurse.

I think you'd want to buy in a little ways below 160K unless the property is just pristine as-is. This is more of a value-add area from past experience.

Hey Alice, what types of deals have you been looking at? I know you mentioned single family around the 150K ARV mark, but what type of condition are you buying? One of the most important parts of BRRRR that people tend to avoid is buying properties that need a significant rehab, but that is what you really need to do to get a deal far below market value.

If you are already doing this disregard, but I see plenty of opportunities for cash flow in San Antonio.
