Investing in South San Antonio

Hi San Antonio Investors and Real estate agents,

My name is Chris, and I'm a new investor. Does anyone have experience in investing in South San Antonio? Zip code 78211. If so, can you share you experience? I'm analyzing a property right now and I'm wondering if people have comparable rents. Looks like average rent is between 650-900 for a 2/1. Currently the main COC killer for my analysis is the high tax rate. Currently property I'm reviewing is a duplex listed at 160k currently renting for $1450. My rental estimate is conservatively around $800-850 which would push it above the 1% rule.

Thanks in advice for any insight in this market. I didn't see any posts with similar content for South San Antonio.
