@Jason De Jongh I agree with @Chris Freeburg, you can always start off house hacking, even if you choose to primarily invest elsewhere. It's a stellar way to kick things off. Gotta live somewhere, right?

As far as choosing other markets, there are so many things you can consider, but you've got to start off with your goals, and why do you have those goals. For example, you mention MFR, so I am guessing your goal is cashflow. Why?

@Matt M. is that 85% and needing work or after work is done? Or 85% Fair Market Value assuming the house is already in good condition?

You say you have found a few properties, is this off the MLS or by other means?

Thanks @Julie Hartman, I have not gone through the SCRA so that's a great suggestion. In regards to breaking the lease without penalty, I was aware of that, but I don't think I'm too worried about the vacancy because how long can I expect a civilian to stay renting in one place? (I assume 5% vacancy in underwriting) 

I suppose the risk in that case, is leaving during an inopportune time of the year. 

I am considering renting by the room to military personnel, or military families in general, as inspired by the Todd Baldwin BP podcast and the Dion BP podcast.

Looking for general advice or considerations, but here are some questions I have to best serve this tenant base

  1. Preferred locations? I expect that answer is not simply "as close to base as possible"
  2. Preferred accommodations? Per Todd Baldwin BP podcast, was planning on including utilities, internet, cleaning.
  3. How to best manage and place tenants, I was expecting it would be something along the lines of reaching out to the base, as mentioned in the Dion BP podcast

      @Nick C. The property shows listed for about 2 months. It actually caught my eye because it now shows pending both from the wholesaler and on the MLS. I'll just ask the wholesaler what's going on.

      I saw a wholesaler listed a property for $220k, but it's also listed on the MLS for $275k. How can a wholesaler have an assignment if an agent is also listing it on the MLS?

      "If you're doing the right thing then you have nothing to worry about" is a terrifying phrase.
