Wholesale deal also listed on the MLS

I saw a wholesaler listed a property for $220k, but it's also listed on the MLS for $275k. How can a wholesaler have an assignment if an agent is also listing it on the MLS?

Lots of possibilities and the only way to know for sure is to call the wholesaler and the agent listing the home. While not common to see this, it isn't uncommon either. Had a client just buy a home through a wholesale contact that had it cheaper then the MLS. Sometimes sellers now by going the wholesaler route they can get quicker cash closing with experienced investors/buyers. It is worth it to them to offer it at a discount then deal with the questions/lookie lous the MLS might bring. The seller might have a requirement of listing it on the MLS as well so they may list it higher on the MLS to work through the wholesale market.

Like I said, not common, but doesn't always mean that there is something bad going on.  Could be a wholesaler is just listing homes to build their database.  Could be an outright scam by one of the two parties.  I would call them both, make the other aware of the other and see what they say.  Might be a simple answer, you might help save someone from getting scammed.
