The MLS *attracts* the lion's share of retail buyers and "cash in hand investors". I'm not sure about whether or not you'd have to be the actual deeded owner of the property to get the property listed on the MLS. You could check with an attorney or realtor.

If you are referring to San Antonio, TX, I've been to a few of their auctions. You can get the parcel locations from court records, but that doesn't tell you much about the actual property. Lookup and call the Bexar County, TX courthouse. Many of these deals seemed to not offer much real opportunity, can be very tricky, (mistakes very costly - like lose your hide costly). Do your homework, and understand what you are getting into.

You would most likely have to have the property locked in a contract for sale, but getting a property listed on the MLS may be helpful.

Thanks to all for the insights and the great responses. I greatly appreciate that. I do not have any experience in property management. I was attempting to contemplate the potential of a business model that could offer a family cash flow in-perpetuity by removing the ability of potential heirs selling the golden goose.
