Hi All,

I've posted quite a few forum topics over the past couple weeks (very new to BP) but one item I was hoping to get a bit more direction on is wholesaling in California.

I'm actively looking for buy and hold multifamily properties in the bay area (specifically the east bay) but I wanted to explore wholesaling possibly concurrently.

Does anyone have advice/recommendations for how to get started? I know I'm not adding value in this post but any help would be appreciated.

Thanks in advance,

Steve

Hi Everyone,

I have a list of multifamily properties I feel meet my criteria and was hoping someone could help clarify a couple direct mailing questions for me.

1. What return address do you leave? Is it acceptable to leave your current home address? I've read some investors get a P.O. box specifically for this but I'd rather avoid that if leaving the home address is an acceptable option.

2. Most direct mail campaigns I've read are for flippers or wholesalers. Does anyone do it for a multifamily buy and hold strategy? Is the conversion rate much lower?

Thanks in advance,

Steve

Thanks for all the comments. Incredibly helpful!

Does anyone have recommendations regarding finding multi-family property owner information in Alameda County (California) regarding tax delinquencies, code violations, and out of state owners (perhaps arrest records and probate as well)?

The Alameda court did provide ************** as an option for tax delinquencies but mentioned this wouldn't be able until February. Also, I did get a complete list of all properties and property owner addresses from the Assessor's Office but imagine some detailed searching will have to be done to extrapolate multi-family properties. Finally, I did pull information from listsource but the out of state owners on this list were quite short for multi-family.

Thanks for any thoughts!

Very helpful everyone, thanks for the thoughts!

Curious to hear what Bay Area investors think about the Sacramento market for a multi-family property. I'm a bit out priced in Oakland and other but Sacramento seems like a decent option. I've heard from a few brokers that the rental market is a bit weak but market forecasts and projections seem to tell a different story. I understand Sacramento is a HUGE area but would love some other thoughts.
