@Phil Park  Here are some tips that can get you going, lots of great ideas from the other posters. 

- I would say first of all, get a picture and upload it, you don't have one on your profile and you are basically in the business of branding. 

- Create a personal website - hosting and domain names are pretty inexpensive - you can then just use a simple wordpress theme (youtube has many videos on making a simple site) or pay someone to build one for you (this can get expensive if you have to pay someone) 

- Give a card to everyone - in line at the grocery? great the person behind you and the cashier get a card - getting lunch? great your server gets one and the host as well, simple introduction - "Hello, my name is " " I am a real estate agent, if you have any questions about real estate, give me a call or shoot me an email."

- Join a club or group, there are lots not only will you get the opportunity to volunteer and help your community, you will be able to network in your group. 

- Like @Zach Sikes  stated, make a list of every person you know...yes every single person you know, this will need to have their basic information as well as at least one contact method. Congrats you have a huge list of potential clients, just think of how many people each of those people know. Calling your list of "warm" leads is best. 

- Once (as others have suggested) you have found at least one team member (maybe a loan officer) you can both put on a "First Time Home Buyers Class" at your office. As far as marketing it, that will depend on your area. After your first class, maybe you could do a "First Time Investor Class" where you are offering people helpful advice about real estate.

Unfortunate lesson, but one you definitely won't make again...like some of the other posters stated follow your states laws and guidelines when it comes to the security deposit. Never put utilities in your name "for a tenant", and never have a "verbal agreement" the only agreement you should ever have is one that is in writing (approved of course by legal counsel) this helps protect a landlord and tenants. If law allows, I would get all of your documents in a file and you can submit tenant information to a collection agency, one that will only charge you out of collected funds i.e. whatever amount they collect they keep 40% and send you 60%. If you want one that I used in the past just message me.

Well, the question, what would "you" do, if it were me, and since everyone knows their own area the best (for me it would be Kentucky)...I would probably look for a couple of lots zoned for light industrial, close to a residential area. I would have metal buildings put up, about 5000 sq ft with a 400 sq ft office, large bay door. Then, as the developer sees fit, those could be leased on a several year contract or sold. Manufacturing is starting to get better and those spaces are great for companies that don't need a large space and those that are startups. If it is a residential developer, I can't imagine they would want to get into flipping, but maybe I am wrong, if residential, I would go with lots (since the bubble, a lot of builders who owned land lost their lots to the banks) build fee simple duplexes on the land with common area maintenance provided by a property management company, then lease or sell the duplexes as they are built.

Nice to meet you! I do like Lexington, I volunteer to help coach teams for 5 Across its a local pitch competition like Shark Tank for small companies its at Awesome Inc on Main Street, you should check it out. 

To your question, from my understanding of KRS, you have to be under a broker - and then you would have to be paid hourly you couldn't receive a commission, unless you were licensed. Test is pretty easy, you can take it online, I am working on my brokers license online now. 

Again, even after getting your license, you would need to put your license under a broker to receive a commission.

Glad to finally be a member, I have lurked on this site for years just reading information, finally took the plunge and signed up. I owned a property management company for several years so I hope to help with some of the questions and challenges of that industry. 

I bought some acreage and have been really interested in commercial development so that is one of my main focuses right now. I've had my real estate license since 2010 and it is something new everyday - happy to help with any questions.
