Curt Smith, you seem kind of snobby. *I* am a Lonnie dealer, and I have learned how to assuage owners and managers' concerns. Where I live, few parks allow rentals, so the LD is the way to go. 

My response to that bully would have been along the lines of: "I understand your concerns, and that's why I won't put anyone in your park that *you* haven't approved. And I don't want a renter either, we want the same things; their name goes on the title, and they are the owner. This is just like someone getting a bank loan. And if you have problems with them, give me a call. I can help, and if worst comes to worst, I can evict them quicker, easier, and cheaper than you paying a lawyer."

All true. And if their nose is still out of joint, move on.

bah - I just hang 1/4" rock right over the existing. Pull the battens first, reuse them and prime & paint. Texture if you want. 

free ain't free. 

You need a lot more experience before jumping into this pool. Get a paycheck first, then bank a little $ or sell some stuff for seed $.

My situation is kind of a fluke. The first house I bought was in this park, 14 yrs ago. I've bought & sold probably 12 or 15 (or more?) over the years, and they've always recognized the value of what I bring. I've taken over MHs that the park would demolish, and shined em up really nice and attracted good lot rent tenants for them... and good note payers for me! So about 18 months ago, the pm told me that they trusted me enough to allow me to rent any new ones out. cha-ching! Have gotten three rented since then, and just got 2 more. Both need a ton of work, like 5k each, but it's well worth it.

Lonnie dealer in WA for 14 years - got me out of my full time federal J-O-B 11 years ago.  Best deal on a park is one that has problems you can easily fix, like bringing in units.  I disagree with Josh. Moving in homes is not that expensive, relative to the return. As an individual home investor, though, I agree with Josh. 

Also a landlord - 12 MHs with land, and 5 in-park homes. Have carried dozens of notes, only a few now, prefer to rent while I have the temperament for it. 

I love milking these cash cows! MHs rent out at a return comparable to a sfh, but waaay lower initial investment.

visit where they live now - that's what your house will look like. Also, why a lease? Month to month rental agreement, and if it doesn't work, you can give notice without being bound I to a lease. A lease doesn't protect you; it won't stop them from leaving if they want to leave.
